Description for Gite

The apartment is located within the owner's house, which can also be rented out. The property features shared gardens and pool facilities that are accessible to all occupants. The main room includes a sitting area with a leather double sofa bed and a matching double sofa. Entertainment amenities such as an HD TV, Freesat (UK) and TNT, DVD and VCR players, and a music center with radio, CD, and tape are provided. The lounge area leads to the dining area, which is connected to a fully equipped kitchen. Adjacent to the kitchen is a separate utility room that houses essential appliances like a fridge/freezer, dishwasher, washing machine, and cleaning and ironing equipment.

There is an ante room (dressing room) that can be accessed from the main room, leading to both the double bedroom and the shower room. The apartment is well insulated, keeping it cool during the summer and easily heated during the winter months through central heating and/or a wall fire.

Please note that the apartment is only available for responsible adults and does not allow children or pets. On occasion, the owner's Border Collie named Eddi may visit guests, although he may not always understand that he is not the king of the castle all the time.

The pool, located in the fully fenced lower garden, offers stunning views facing west over the valley. It is open from June to September, with a possible extension into October if there is an Indian Summer.

The apartment can accommodate a maximum of four adults, with two double beds (including one sofa bed). The pricing is inclusive of electricity, hot water, and central heating (if applicable). Bedding and towels (excluding pool towels) are provided at a laundry charge of 15 euros per bed per week. If only one or two guests rent the apartment and do not utilize the sofa bed, a 25% discount is applied to the tariff rate. A security deposit of 300 euros is required upon arrival, payable in cash, and will be fully refunded if no damages or losses occur during the stay. Guest liability is not limited to the level of the security deposit.

Please refer to the tariff table for pricing based on the number of occupants and the duration of stay. Monthly rental prices are available upon request.

The minimum rental period is six nights with a Saturday changeover during June, July, and August. For all other months, the minimum rental period is three nights, and the owner will try to accommodate flight schedules if possible.

Late cancellations may result in unexpected availability, so please contact us for details on any special deals.

Accepted payment methods include credit/debit card via PayPal, bank transfer, and euro cheque.

A booking deposit of 50% is required upon reservation acceptance, and the balance must be paid at least eight weeks before the rental period begins. Non-payment of the balance by the due date may be considered as a cancellation notice, resulting in forfeiture of the booking deposit.

A security deposit of 300 euros is due in cash at the start of the rental period. An end-of-rental cleaning charge (minimum 35 euros, depending on the condition) will be deducted from the security deposit unless paid separately in advance. Laundry charges will also be deducted from the security deposit.

Cancellation and refund policies are as follows:
- Notice to cancel given in writing more than 12 weeks prior to the rental period will result in a 50% refund of the deposit (and 100% if the balance has already been paid).
- Notice to cancel given in writing between 12 and 8 weeks prior to the rental period will result in a 25% refund of the deposit (and 100% if the balance has already been paid).
- Notice to cancel given in writing between 8 and 4 weeks prior to the rental period will result in no refund of the deposit (and 50% of the balance already paid).

Directions

To get to the apartment, follow these travel directions:

Starting from the Sarlat/Bergerac/Soulliac direction (D703), continue until you reach the Domme bridge. Cross over the river La Dordogne and enter Cenac.
At the crossroads, where you see Domme on the left and St Cybranet on the right, take a right turn onto the road towards St Cybranet (D50).
When you see the church approximately 50 meters ahead, make a left turn towards Monbette/Brocante. Look for yellow/red/yellow markings on a telephone pole about 100 meters after this turn, as the next turn is not easily visible.
Follow the narrow road and you will notice a new house under construction on the right side.
Continue along the road for about 300 meters until you reach the third house on the right at the top of the rise. Look for stone buzzards on the gate posts to identify the apartment.
